What is the best time of the year to paint a house?

Our Midwest Painting contractors can paint nearly year-round without sacrificing the quality of paint. In short, the best time to start a painting project is as soon as you want it!

Can/Should you paint the foundation of your house?

If you have a residential home or commercial building with an exposed foundation, painting it will help blend it in with the other exterior finishes. Most of the homes we repaint have already had their foundations painted, but for those who don’t, 95% of homeowners request that the foundation be painted when repainting their home. We find painting the foundation makes the home look more finished and visually attractive.

Do you charge by the square foot of the house?

When estimating a residential or commercial “re-paint job,” a per square foot number can give you a good idea of the cost of the project, but there are many more variables that need to be considered since every repaint is different. The two main variables that need to be taken into consideration to formulate the estimate or bid. First, if the substrate that needs to be painted can be accurately measured, we want to do so. We want to measure it to find out approximately how much material is going to be needed as well as how much labor will be needed by using our production rates. The second factor is to look at the painting project as a whole, and evaluate it using your expertise. When assessing projects as a whole the estimator wants to take the measurements into consideration, but also identify the variable factors that pertain to executing the specific job and how they will affect your earlier measurements. Variables that are often examined are: how much damage is done to the substrate, whether you working in a high traffic area, what type of equipment is needed, etc. Therefore, when estimating a “repaint” for a commercial or residential paint job, a square foot number is helpful, but is often not the determining factor. Do you charge by room of the house?

We do not charge by the room. We charge by time and material. Therefore, if a normal sized bedroom takes one painter a full day to prep, paint, and clean up, the cost would be the day rate plus the material he used. The larger projects with more than one room often will see the price per room is less than just doing one room at a time, due to efficiency.

How long would it take to paint a kitchen?

There are many factors that need to be considered when determining how long it takes to paint a kitchen. The most important factors include the following:

  • Is there wallpaper on the walls?
  • Has the kitchen previously been painted?
  • How damaged are the walls?
  • How high are the walls?
  • Is the kitchen going to be the same color?
  • Are you drastically changing the color of your kitchen?

On average, a kitchen that has previously been painted and has normal wear and tear to the substrate, will take two experienced painters a day to a day and a half to complete.

What is involved in painting kitchen cabinets?

The process involved in painting cabinets depends on if the cabinets have previously been painted or not. If the cabinets have not previously been painted then you are going to want to lightly sand and scuff the cabinets, giving the primer and paint something to grip to. Then you will want to wipe them clean, prep your area by masking off and taping anything you do not want paint on, and apply one coat of primer. After your primer has been applied and has fully cured, you are going to want to go back with a fine sand paper and lightly sand them taking out any imperfections the and two coats of an interior enamel. If your cabinets have been painted before and you’re going to repaint them. You can skip the step involving the primer.

If I already have paint can you use it?

Left over paint can be used as long as it has been stored properly and is not too old. If you are going to use leftover paint, it is important to shake or stir the paint up until it is properly mixed together again.

Are there different qualities of house paints? If so, what makes them different?

Each paint brand has its own line of products that range in quality. The differences in the products are how well they perform in the categories of coverage, hide, durability, and wash ability. Generally, the higher end paints offer more resins and solids per gallon of paint, which results in more durable and long lasting paint.

Should I buy higher end paint?

If you plan on staying in your home for the foreseeable future, we would recommend using the upper-end paint. Generally, a painting project cost is made up of 85% labor and 15% material. Higher end paints do not add any extra labor to the project and in return will last longer than the builder grade products, therefore creating value for you over time.

Are there weather restrictions to painting a house?

Weather is a factor that is watched very closely before, during, and after painting a home. When painting in Kansas City, and the Midwest in general, it is important when the paint is being applied that the substrate is clean and dry in order to guarantee proper adhesion. During the application, it is important to watch the precipitation in the forecast as well as the wind. The rain can rinse away the paint from the substrate if it hits it before it cures, and if the wind is strong, you need to watch that you’re not over spraying any surrounding items. It is also important to allow the paint to cure for up to four hours or more before rain is expected to fall.

Does house paint expire?

House paint doesn’t have a written expiration date, but should not be used if it’s ten years or older. When storing paint you will want to keep it in a cool, dry place. If the paint has a strange smell to it, it usually means it is no longer good.

Is there a difference in interior and exterior house painting?

Painting the interior of your house versus the exterior of your house comes down to a difference in applications and tools that vary depending on the project. Our professional contractors are trained in utilizing the applications, tools, and practices to maximize the efficiency of your painting project.

When repainting walls and trim inside that have already been painted the preferred method of application is brush and roller, due to the control you have with it. The only time a spray application should be used inside of a home for a repaint is if you are spraying a popcorn textured ceiling . Popcorn ceilings must be sprayed because if they’re rolled with paint the roller often brings the texture down. On the exterior of the home the preferred method of application is to spray and back roll the siding or body areas and brush and roll the trim areas.

Does painting increase the value of my home?

Painting your home can increase the value of your home, but that added value is subjective from one person to another. The real value of having your house painted is the protection the coating gives your exterior substrate from the weather, therefore extending the life of it.

Is painting a good idea if I’m trying to sell my home?

We find many people paint their homes before selling them. Home sellers and real estate professional have found that a painted home is more enticing than one that is not otherwise painted.

Are there health concerns with house painting that I should know about?

Health concerns vary from person to person. If the smell of paint makes you nauseous it is best to use a low odor or Zero VOC paint.
