Retail Center Color Transformation
Remodel and Cosmetic Update Project Summary
This classic retail center located in Gardner, Kansas was starting to show wear and tear on its exterior from over a decade of the four seasons of weather Kansas usually sees. The client consulted with Major Painting in the Fall of 2019 to see what could be done. Major Painting helped the client first with appropriate product and application system followed by new color scheme.

Project Scope
The scope of the project consisted of removing all tenant signage followed by pressure washing the building in order to remove all loose paint and EIFS, dirt and contaminates to ensure the new coating properly adhered. Next, all remaining areas of loose paint and EIFS were scraped away. On the West elevation, there was about 200 square feet of EIFS that loose during the pressure washing phase. Therefore, new EIFS was added to this area. The prep phase also included caulking the building where needed, removing all vinyl stickers on the back door, and masking off areas that were not to be painted.
Next, came the fun part, applying the paint. On this project we opted to use Sherwin Williams Exterior Satin SuperPaint. We applied two coats of this paint to all areas of EIFS, Brick, and the upper fencing around the HVAC units on the roof. On the back man doors and any other metal that was to be painted, Major Painting used Sherwin Williams Direct-to-Metal Semi-Gloss finish paint. After the building was completed painted and de-prepped, the signs were re-installed and new vinyl stickers were installed to the man doors on the back elevation of the building.

The color scheme was developed from neutral colors and Sherwin Williams helped the client preview how the building would look by providing them with a digital rendering of the building.
